Novartis Expands U.S. presence at Pathway Triangle in Morrisville to Over 250,000 SF

Morrisville, NC (April 30, 2026)— Building on the momentum of Novartis’ 2025 announcement to expand its North Carolina footprint, owner King Street Properties (“King Street”) is pleased to share that Novartis will add a new 56,200-square-foot facility at Pathway Triangle, bringing the company’s total square footage to over 250,000 square feet at the campus. The expansion, Novartis’ second facility at Pathway Triangle in Morrisville and seventh new facility planned within the year in the United States, will support active pharmaceutical ingredient (API) manufacturing for solid dosage tablets, capsules and RNA therapeutics, further reinforcing the campus’ role as a growing hub for pharmaceutical manufacturing and advancing U.S. capacity for domestic medicine production capacity.

“We are thrilled that Novartis has again chosen King Street and Pathway Triangle, for its API manufacturing needs,” said Sara McTyeire, Managing Director, King Street Properties. “Their commitment to expanding in the Research Triangle underscores the region’s continued rise as a center of excellence for pharmaceutical manufacturing. King Street is proud to offer a platform that accelerates time to occupancy and supports the growth of companies that are transforming global healthcare.”

In November, Governor Stein and Novartis announced that the company has chosen North Carolina for part of its major U.S. expansion. With a total of five facilities in the state, Novartis will occupy 202,000 square feet at 2000 Science Drive and 56,200 square feet at 1760 Strand Street at King Street’s 1-million square foot Pathway Triangle campus.

King Street has launched Pathway campuses in both Devens, Massachusetts and Morrisville, North Carolina and most recently established Pathway RTP, a 95-acre campus in the Research Triangle Park. Designed to remove real estate obstacles for pharmaceutical and advanced manufacturing companies, Pathway’s facilities have proven to be a highly effective model—most recently demonstrated by Novartis’ decision to expand on the campus.
