Novartis Expands U.S. footprint to Research Triangle, North Carolina and Signs 202K sf lease

Morrisville, NC (Nov. 19, 2025)—On the heels of an announcement on Wednesday by Governor Stein that Novartis has chosen North Carolina for a major North America expansion, King Street is pleased to share that the global medicines company has chosen Pathway Triangle in Morrisville as the site of one of the three new facilities they plan to open in the state.

Novartis will occupy 202,000 square feet at 2000 Science Drive, part of King Street’s 1 million square foot purpose-built campus, marking one of the largest leases in the Triangle this year.

King Street offers its Pathway platform in Devens, Massachusetts and Morrisville, North Carolina. Designed to remove real estate obstacles for advanced manufacturing companies, Pathway’s speculative, purpose-built cGMP compliant facilities have proven to be a highly effective model—most recently demonstrated by Novartis’ selection of Pathway Triangle and Liquidia’s decision earlier this year to expand with a 70,000 SF lease on the campus.

Pathway Triangle is designed to remove real estate obstacles for life-science and biomanufacturing companies, shortening time to occupancy by 18–24 months. The first two biomanufacturing buildings are complete, and earlier this month King Street broke ground on The Junction, a dedicated tenant amenity center offering meeting and conference space, dining, wellness, and on-site services tailored to scientific teams.
