MORRISVILLE, NC — King Street Properties (“King Street”) today announced that UL Research Institutes (ul.org), a leading independent safety science research organization with global reach, has signed a 16,000 square foot lease for a move-in ready laboratory suite at EastRidge at Perimeter Park, King Street’s life science and flex/office park located in the heart of the Research Triangle.

The 16,000 square foot suite will be occupied by UL Research Institutes’ Chemical Insights and will be a ‘sister-site’ to the Chemical Insights laboratory in Atlanta where cutting-edge research is done to understand how the chemicals in the air we breathe, the water we drink, and the products we interact with impact our health.
UL Research Institutes’ Chemical Insights conducts scientific research on chemicals and their risks to people’s health. Through open science, education, and collaboration, they provide trusted toxicity and exposure information to help regulatory agencies, companies, educators, and communities make informed decisions that protect public health.
King Street first purchased EastRidge in 2020, and since then has transformed the campus by adding new spaces and spending over $10 million on capital improvements. The 49-acre site can accommodate life sciences, flex, and office users. Recent upgrades include new outdoor space, pedestrian-focused connections, and tenant amenities. The 9,000 square foot amenity hub, ‘The Shed’, sits at the heart of the campus and is designed to help tenants recharge and cater to an array of business needs with meeting spaces, a tech training center, lounge, a state-of-the-art fitness center, outdoor PGA-quality putting green and an indoor golf simulator.
