Property Overview
The Hayden Research Campus, consisting of 45,55, 65, and 75 Hayden Avenue, is a 610,000 square foot office and lab campus ideally located on over 37 acres of land in Lexington, MA. The campus is in a prime location just off Route 2 and Route 128, and in the heart of a trio of greater Boston’s strongest lab and office markets, Cambridge, Waltham, and Lexington. It served as the world headquarters for Cubist Pharmaceuticals until it was acquired by Merck in 2015. King Street purchased the Hayden Research Campus in November of 2016 from Merck.
65 Hayden is a state-of-the-art laboratory building that was substantially renovated and expanded in 2010. The building was 37% leased at acquisition. King Street completed a comprehensive capital improvement plan to multi-tenant the building, upgrade building systems, and add modern tenant amenities, all of which make 65 Hayden Avenue the premier suburban destination for lab tenants and led to full occupancy.
Following the completion of 64 Hayden’s renovation, King Street expanded the campus with the development of 75 Hayden, a 213,000 SF state of the art laboratory facility purpose-built for research tenants.
