Innolabs was an existing, 160,000 square foot, Class B office building located at 45-18 Court Square in New York, NY. The building was converted and expanded into a 266,800 square foot, Class A life science project, which is ideally located in the Long Island City submarket of New York, and is immediately adjacent to several major transport nodes. The scope of the project comprised of building a four-story addition, two six-story ground up components, as well a complete gut renovation of the existing structure. The new configuration subdivides well in terms of infrastructure and layout allowing for multi-tenant floors, making Innolabs a best-in-class purpose-built lab building in New York City.
The completed project is a Class A building that anchors the life sciences sector in New York and Long Island City. The building includes all new life science building systems (HVAC, electrical, plumbing and life-safety) and several key life sciences aspects: a large loading dock, one over-sized freight and one swing car elevator, acid neutralization room in the basement, multiple risers for equipment, central HVAC plant on the roof, ample power, and locations for lab specific service (vacuum, compressed air, and RODI water). The renovated building and associated new construction components have finished ceiling heights between 8’6” and 9’0”, depending on tenant program requirements.
