Nestled on the San Francisco Peninsula, Burlingame, California, has long been recognized for its charming streets, high quality of life, active retail corridors, and centralized location near primary highways and transit centers. Now it’s drawing attention from national developers, like King Street Properties (“King Street”), as a pivotal hub for life science companies.
King Street is a national firm specializing in life sciences real estate development and operation. With more than 20 years of experience in America’s core life science clusters, King Street recognized the city’s value and made a strategic decision to invest and develop in Burlingame.
The Landing, a 4.5-acre campus King Street currently has under construction, will feature 503,500 square feet of Class A lab and office space across two buildings, supported by hospitality-infused amenities. The first building at The Landing, 1699 Bayshore, is a seven-story, 300,000-square-foot building that will be ready for tenant improvements this fall. The second building, 1701 Bayshore, is a six-story, 203,500-square-foot building that will be ready for tenant improvements in early 2025.
The Landing is leading the change in life science real estate opportunities in Burlingame by providing purpose-built lab options that support science-based organizations’ specialized needs, including 15-foot deck-to-deck heights (20-foot heights on the ground floor), 33-foot and 44-foot structural grid, robust MEP systems, and infrastructure to support a 60% lab, 40% office split.
“The Landing creates opportunity for life sciences companies to plant roots in Burlingame and fulfills the city’s vision for the Bayfront neighborhood as a home for science,” said Sonia Taneja, managing director at King Street. “This area, that has historically been a hub for hotel and industrial uses, will now also be a community for researching and developing lifesaving therapeutics.”
The Landing builds upon the dynamic Burlingame community, offering amenity spaces across the campus to foster interaction, including a central public plaza, an indoor/outdoor bistro café, and several gathering areas within the two buildings. Collaboration spaces are spread throughout the campus, including a conference center, boardroom, and tenant lounge with shared and private spaces. For wellness, The Landing will also feature a gym with private training studios, spa-like locker rooms, and meditation space. In addition, the campus is just steps away the Bay Trail and many public parks along the San Francisco Bay.
Burlingame’s central location linking San Francisco, the East Bay, and Silicon Valley offers an unparalleled advantage for businesses. Its location along major highways and public transportation routes ensures convenient commuting options for all employees. The city is just a short drive from San Francisco International Airport (SFO), providing easy access for travel to and from the area. This connectivity makes Burlingame an attractive option for life science companies that require frequent collaboration with partners and clients both locally and globally.
King Street entered the Bay Area market with this project as part of its focus on core research hubs. With assets already located in greater Boston, the Research Triangle and New York, the Bay Area was a natural expansion for the company. King Street’s portfolio includes 7.5 million square feet of life science real estate including both stabilized assets and development currently under construction. The company creates and operates sophisticated buildings through a deep technical expertise and an understanding of the complex needs of life science tenants.
